If a builder does not meet their warranty commitments, Tarion offers guidance to help homeowners ensure they receive the coverage they’re entitled to, and when necessary, steps in to help resolve warranty claims.
This is a hybrid role requiring working two (2) days in the office and three (3) days remotely, per week. (All remote work must be completed from your home office within the province of Ontario.)
About the Role
The Security Team reviews and assesses the collection and release of securities that Vendor/Builders provide to Tarion. The team also works with surety companies, escrow agents and various financial institutions with respect to the security, depending on how it was initially received. The assessment process to release security involves collaboration with the Underwriting group, Warranty Services, Legal and Finance departments. It also includes assessing whether or not there are issues with the builder's performance on the projects associated to the relevant security or with their overall performance. Based on the assessment of all the factors under consideration, the release or reduction of security may be determined.
The Security Analyst must have a strong attention to detail, be dynamic and customer focused and thrive in a high-volume team environment. The Security Analyst must have an understanding of risk mitigation and has the ability to review legal documentation as well as make sound decisions based on the information available.
Responsibilities include:
- Analyze builder’s performance and compliance with applicable bulletins in order to recommend full or partial release of security for freehold or condominium projects
- Support the management within the security team with respect to the team, workload, etc.
- Review receipt of all security instruments to ensure conformity with Tarion’s requirements
- Review complex phased condominium projects, blanket security and freehold security with management
- Prepare all release correspondence for the Director/Vice-President’s review and signature
- Resolve and settle security issues through strong negotiation/persuasion skills
- Timely follow up of all Notices of Cancellation of instruments requested by financial institutions to ensure Tarion’s guarantee fund is protected
- Liaise with the Law department to ensure comprehension of all complex legal documents related to deposit trust agreements and all other instruments
- Set up of all accepted escrow agents and new institutions in our system once Tarion’s qualifications are met.
A great candidate for this position will have:
- Community College Diploma in Business, Legal or Finance
- Excellent customer service skills, along with the ability to communicate well orally and in writing.
- Excellent organizational, analytical and problem-solving skills. Ability to work under pressure and meet deadlines.
- Excellent negotiating skills with both internal and external clients.
- Strong understanding of Tarion guidelines, Ontario New Home Warranties Plan Act, Owners Warranty Act and Builder Bulletins.
- Advanced computer skills including Word, Excel, and Access.
- Proven organizational, problem-solving, and negotiation skills
- Advanced computer skills including Word, Excel, and Access; Salesforce an asset
- Must be highly accurate, well-organized and detail oriented
- Knowledge of specific Builder Bulletins/Act & Regulations/Business policies is preferred
- Must be able to work independently and follow through on decisions as appropriate
- Demonstrated ability to balance multiple priorities in a dynamic team environment.
- Strong business related background preferred. The ability to read and understand
legal documents and Financial Statements is a definite asset. - Demonstrated interest in and commitment to continuous learning.
