Job Summary
To operate, maintain and repair central heating and cooling plant equipment, water supply and drainage systems and associated distribution systems devices. Performs a preventative maintenance program on mechanical systems at college campuses. To respond to emergency calls in afternoon, night and weekend shifts and make necessary repairs.
What you’ll be doing:
Operates central heating and air conditioning plant equipment such as steam boilers, high-temperature hot water generators, chillers, pumps, air compressors, cooling towers and co-generators. Monitors energy management computer for Fennell, Stoney Creek and any other acquired Campuses by:
- Taking bi-hourly temperatures and pressure readings of equipment to ensure satisfactory operation, making necessary adjustments
- Testing and documentation of all safety devices such as low water, flame failure, flow, temperature and pressure abnormalities, testing and recording results of feed water, high-temperature hot water, chilled water, condensate and cooling tower water systems. Recording same, adding proper dosage of chemicals to maintain prescribed levels recommended by water treatment supplier
- Checking space temperatures when buildings are unoccupied and starting or stopping equipment as necessary to maintain a satisfactory temperature range
Performs maintenance on central plant equipment such as boilers, pumps, air compressors, and cooling towers by:
- Disassembling and reassembling pumps, air compressors, cooling towers and replacing defective parts
- Chiller annual maintenance
- Preparing boilers for annual inspections
- Repairing brickwork, refractory walls and burner throats
- Equipment rebuilds (scheduled or unscheduled)
Performs maintenance on heating/cooling equipment such as large air handling units, cabinet heaters, unit ventilators, and fan systems by:
- Lubricating
- Checking operations to determine if equipment is performing according to manufacturers’ specifications
- Changing filters and cleaning cabinets
- Checking V-belt wear, tension, sheave alignment and replacing or adjusting, as required, on fan, pump and compressor system
- Interfacing through a computer for monitoring and adjustment of the above equipment
- Interfacing with a computer to monitor and adjust the operating parameters of the above equipment
Respond to trouble and emergency calls when the College is occupied or unoccupied, such as space temperature changes, broken or leaking pipes, and plumbing problems by:
- Resetting system temperature, calibrating pneumatic and electronic controllers, troubleshooting of computer modules
- Performing emergency repairs, broken doors and windows, electrical power outages, the source of odours from chemical fumes and gases
- Fixing or repairing plumbing fixtures, toilets, sinks, or tap
- Locating and resetting breakers for power outages
- Checking rooms or corridors for sources of fumes and odours
- Locating and closing main valves to broken or leaking water, natural gas, steam and compressed air lines, etc.
- Fire alarms; directing facilities staff, administration and security to trouble areas
Performs maintenance on building washrooms, water fountains, classroom labs and water closets by:
- Fixture maintenance (replacing cartages, o-rings and tap sets)
- Repair or replacement of flush valves
- Repairing and/or replacing water supply lines
- Clearing plugged fixtures, sinks or fountains
- Sewer maintenance
- Clearing plugged sewer lines with the use of augers
- Repair or replacing of pumps and floats in sumps and pits
- Preventative maintenance schedule on drain and urinals (use of acid)
- Installation and repairing of water fountains
- Washroom renovations
Performs maintenance on all-natural and/or propane gas-fired equipment at Fennell, Stoney Creek and other acquired campuses by:
- Replacement of gas valves
- Replacement thermopiles or thermocouples
- Detection and repairing of gas leaks
- Overhaul of boiler and furnace burners
- Installation of residential and commercial gas equipment (domestic hot water, range, etc.)
- Scheduled maintenance, assembly and disassembly of the main boiler gas line
- Re-lighting of burners
Performs other miscellaneous duties, which include the following:
- Troubleshoot, repair and commissioning of Delta computer controls
- Store materials and supplies
- Maintain hand and power tools
- Weekly fire tests (sprinkler system and pull stations)
- Assist co-generator and chiller service technicians
- Order, purchase, and pick up parts
- Enter maintenance data
- Operate company vehicles
- Insulate steam and water lines
- Remove and dispose of asbestos and other hazardous materials properly
- Keep boiler and mechanical rooms clean – may include painting
- Weekly tests of emergency generator operations
Other duties as assigned.
What you’ll bring to the role:
- Certificate of Qualification for 3rd Class Stationary/Power Engineer, equivalent certification(s) within Ontario College of Trades or 2 Year College Technical Certificate/Diploma in a relevant field of study
- Ontario G Drivers License
- G2 Natural Gas Licence (or ability to obtain)
- Practical work experience in a related technical field
