What you’ll do
The Property Manager, reporting to the Director, Property Management, ensures that assigned retail properties are operated and maintained in a cost-effective, safe and efficient manner as per the operating parameters and standards of CT REIT. The incumbent is accountable for the operational performance of a group of properties within a region and acts as the primary representative for day-to-day contact with the tenants. In addition, the Property Manager will be responsible for maintaining and enhancing Tenant relationships and landlord branding. The role is fully remote overseeing a portfolio of properties primarily located in Quebec and Atlantic Canada, reporting into a Toronto based team. The incumbent will have regular required travel.
Accountable for the development of annual property operating budgets, performing monthly budget variances and re-forecasting allocations as necessary, overseeing rent and aged receivable collection monthly;
Liaise with the tenants on day-to-day property management issues;
Develop and maintain preventative and corrective maintenance schedules; and oversee maintenance activities;
Ensure the properties meet all requirements of CT REIT health, safety, and environmental, standards;
Manage contractor activities for goods and services including preparation of tender documents, tender and bid analyses, negotiating best possible terms and preparing contract documents and monitoring contractor performance as per operational process and procedures;
Lead a team of property administrators and building operators, including directing daily activities, establishing goals and objectives, performance evaluation and communicating vision for operations and maintenance;
Collaborate with Leasing to develop and implement strong tenant relationships, ensuring a high rate of tenant retention;
Creation and management of Temporary Licence Agreements;
Explore avenues for increased revenue streams where available;
Responds to Tenant billing inquiries and related correspondence;
Approval and sign-off of rent rolls;
Prepares strategic analysis of properties considering financial indicators, market analysis and long term project plans;
Monitors service level request from Tenants and ensures that they are within the scope of the leases;
Required to respond to after-hours emergency calls

What you bring
Seven (7) to ten (10) years experience in a property management/retail environment.
One of the following professional designation – Certified Facility Manager (CFM), Certified Property Manager (CPM), Facility Management Administrator (FMA), Real Property Administrator (RPA), Certified Shopping Center Manager (CSM), Accredited Shopping Center Manager (ASM).
Ability to work independently with limited direction;
Excellent accounting and business management skills;
Excellent at planning and organizing;
Strong people management, mentoring and coaching skills;
Travel required to portfolio properties within a specified geographic area;
Ability to multitask and to prioritize in a fast-paced environment;
Experience with Yardi Property Management Software
Knowledge of building standards and requirements coupled with sound technical knowledge;
Valid driver’s license (as required); travel required for the role;
Bilingualism in English and French
