Your Role and Responsibilities

Responsible for the overall management system around the real estate lease transactions required to supply appropriate business space in support of IBM operations for a defined portfolio subset. Responsible for the ‘end to end’ lease lifecycle and application of the Global Lease Process, from initial requirement identification, validation and lease acquisition, critical date and market monitoring throughout the lease duration and eventual lease disposal when the space becomes surplus to requirements.

• Portfolio Planning Support: Work in close collaboration with the Portfolio Planners and IBM Business Units as appropriate to understand and transpose business unit’s stated operational requirements into real estate requirements in preparation for lease transactions
• Global Real Estate (GRE) COE and Geo Interlocks: Continuously engaging and collaborating with GRE COEs and the Geo operational team in order to ensure all proposed transactions are fully defined, socialized and delivered in compliance with IBM’s workplace, technical and safety standards and Enterprise programs and initiatives
• Supplier Partnering: Work in partnership with transaction suppliers as an operational extension of the GRE team in order to ensure optimized transactions in all given circumstances and to collaborate in continuously monitoring real estate markets to identify and leverage potential value creating opportunities
• Global Lease Process: Responsible for ensuring continuous and consistent application of IBM Global Lease Process within the overall management framework.
• Corporate Governance: Ensure continual compliance to all corporate governance guidelines with regard to both Income and Expense lease commitments. Work closely with suppliers in managing the development of real estate cases and preparation and submission of Real Estate Requests and gathering of necessary approvals.

Required Technical and Professional Expertise

• 5+ years experience in negotiating commercial real estate lease while providing oversight to the brokerage team for their specific projects and ensuring alignment with IBM's interest
• 5+ years experience building complex corporate real estate business cases
• 5+ years demonstrating the ability to lead executive multi-functional team meetings
• Excellent oral or written communication skills
• Ability to rationalize and decipher business requirements (current & projected utilization, program contract period of performance, new work pipeline, etc.) of their region and be able to tailor solutions that drive optimal business outcomes
• C36Ability to effectively prioritize assignments in a manner that aligns with the desired enterprise goals

Preferred Technical and Professional Expertise

• 8+ years experience in negotiating commercial real estate lease while providing oversight to the brokerage team for their specific projects and ensuring alignment with IBM's interest
• 8+ years experience building complex corporate real estate business cases
• 8+ years demonstrating the ability to lead executive multi-functional team meetings
• Remain knowledgeable on real estate, commercial construction, and current trends in workplace strategy to help guide solutions
• Working knowledge of all facets of Corporate Real Estate
• Membership to CoreNet
